Local Law 11 Façade Restoration, Building Envelope Repairs & Waterproofing

This project involved comprehensive Local Law 11 façade restoration and building envelope repairs to address deteriorated masonry, damaged brickwork, compromised mortar joints, and areas of the exterior wall requiring restoration and waterproofing. The work was performed across multiple elevations of the building, including rear and side façades, with access provided through suspended scaffolding and rope-access systems to safely reach elevated and difficult-to-access areas.

The restoration scope included the removal and replacement of deteriorated bricks, restoration of damaged masonry, and repair of mortar joints affected by weathering and long-term exposure. Carefully selected replacement bricks were used to match the existing façade, preserving the building’s original architectural appearance while restoring the integrity of the exterior wall assembly.

Our team also addressed deteriorated masonry surrounding window openings, façade transitions, and localized areas of brick displacement and deterioration. These repairs helped restore continuity throughout the building envelope and reduce areas vulnerable to moisture penetration. Where necessary, damaged mortar and loose masonry were removed, prepared, and rebuilt using appropriate masonry repair materials and techniques.

Coping stone restoration and waterproofing formed an important part of the building-envelope work. Deteriorated coping areas and associated joints were repaired and sealed to improve resistance to water infiltration. Waterproofing measures were implemented at critical façade transitions and masonry interfaces to help prevent moisture from entering behind the exterior wall system and contributing to future deterioration.

The project also included detailed restoration of the building’s masonry façade and exterior wall envelope, with attention to the relationship between brickwork, mortar joints, coping elements, window openings, and adjacent roof areas. These components work together as part of the building’s weather-resistant enclosure, making proper restoration and waterproofing essential to the long-term performance of the structure.

All work was carried out with a focus on Local Law 11 compliance, façade safety, masonry durability, water management, and preservation of the existing building character. By restoring deteriorated brickwork, repairing masonry joints, addressing coping stone conditions, and improving waterproofing at vulnerable areas, the project helped extend the service life of the façade and protect the building from continued weather-related deterioration.
