Local Law 11 Façade Restoration, Building Envelope, Brick Replacement, Coping Stone & Waterproofing
This project involved the restoration of deteriorated façade and building-envelope components as part of a comprehensive Local Law 11 / FISP compliance and exterior restoration program. The work focused on repairing vulnerable masonry areas, restoring coping stone conditions, replacing deteriorated brickwork, and installing a continuous waterproofing and flashing system to improve the building’s resistance to moisture intrusion.
The restoration began with the careful removal of deteriorated masonry, damaged mortar, and compromised materials along the façade and coping stone transitions. Exposed areas were prepared to receive new materials, while damaged sections of the building envelope were rebuilt and restored to provide a sound substrate for the waterproofing installation.
Brick replacement and masonry restoration were performed in areas exhibiting deterioration and weather-related damage. Matching replacement bricks were installed to maintain the existing façade’s architectural character, with attention to alignment, coursing, joint configuration, and integration with the surrounding masonry. Deteriorated mortar joints and masonry interfaces were repaired as required to help restore the integrity and appearance of the exterior wall assembly.
The project also included coping stone restoration and waterproofing, addressing one of the building envelope’s most vulnerable areas for water penetration. Coping stone sections and their adjacent masonry transitions were prepared, repaired, and detailed to improve drainage and reduce the potential for water migration into the wall system. Proper attention was given to the joints, edges, and transitions between the coping stone and adjacent façade materials.
A key component of the work was the installation of GCP Perm-A-Barrier®️ Wall Flashing, a self-adhered waterproofing membrane used to protect critical building-envelope transitions. The membrane was installed along exposed wall and coping stone interfaces, providing a continuous barrier designed to help prevent water from penetrating behind the masonry and entering the building envelope. Overlapping sections, edges, and termination points were carefully detailed and sealed to support continuity and long-term performance.
The waterproofing system was integrated with the surrounding masonry and coping stone components to create a more reliable weather-resistant assembly. Compatible waterproofing sealants and detailing materials were used at joints and transitions where necessary to help maintain the integrity of the system and minimize potential pathways for moisture intrusion.
This restoration work improved the condition of the façade, strengthened vulnerable building-envelope areas, and helped protect the structure from continued water-related deterioration. The completed repairs contribute to the building’s long-term durability, weather resistance, and ongoing Local Law 11 / FISP compliance objectives.
