Lintel Replacement, Waterproofing & Stucco Restoration
4Ever Construction performed detailed exterior façade restoration involving deteriorated lintel replacement, masonry restoration, through-wall waterproofing, flashing installation, and stucco reconstruction with metal lath.
The restoration began with the removal of deteriorated masonry and damaged materials surrounding the affected window openings. Existing lintel conditions were carefully exposed and evaluated, with deteriorated steel components removed and replaced with new properly sized steel lintels. The masonry openings were prepared to receive the new structural components, ensuring proper bearing, alignment, and integration with the existing façade.
Following lintel replacement, through-wall flashing and waterproofing membranes were installed above the window openings to help prevent water infiltration into the wall assembly. The images show the installation of a durable flashing membrane at the lintel locations, extending into the masonry joint and providing a continuous weather-resistant barrier. Proper detailing at the window heads, jambs, and adjacent masonry helped direct water away from vulnerable areas.
Areas of deteriorated stucco and façade coating were removed back to sound material. Where required, metal lath was installed as a reinforced substrate to provide proper mechanical support for the new stucco system. The repaired areas were then rebuilt with compatible stucco materials and finished to integrate with the surrounding façade.
The project also included localized brick and mortar restoration, including removal of loose or deteriorated masonry, preparation of repair areas, repointing of deteriorated mortar joints, and restoration of masonry around repaired window openings. Care was taken to maintain the existing architectural appearance while addressing underlying deterioration and moisture-related concerns.
All façade work was performed using suspended scaffold access and appropriate fall-protection and safety measures, allowing the restoration team to safely access elevated areas of the building and complete detailed repairs to the exterior wall.
The completed restoration addressed both the visible deterioration and the underlying water-management concerns, providing a more durable, weather-resistant, and properly supported façade assembly while extending the service life of the building envelope.
