Faccade Restoration, Waterproofing, Lintel & Brick Replacement, Stucco and Fire Escape Restoration

This project involved a comprehensive exterior façade restoration program addressing deteriorated masonry, damaged brickwork, window lintels, stucco, waterproofing, and exterior fire escape components. The restoration work was performed from suspended scaffolding and elevated access equipment, allowing the façade to be carefully inspected, prepared, repaired, waterproofed, and refinished while maintaining safe access to the building exterior.

Detailed Scope of Work

Façade Inspection, Preparation & Deteriorated Material Removal

The restoration began with close-up examination of the exterior façade to identify areas of cracked, loose, deteriorated, and delaminated masonry and stucco. Unsound materials were carefully removed back to sound substrates. Damaged mortar joints were opened and prepared for repointing, while affected areas around window openings and lintels were exposed to evaluate the condition of the underlying masonry and steel.

Window Lintel Replacement & Restoration

Deteriorated masonry surrounding the window openings was carefully removed to expose the existing lintel areas. Existing steel lintels were cleaned and prepared, with deteriorated components replaced or restored as required. The masonry above and around the openings was reconstructed using new matching brick and compatible mortar. Particular attention was given to the transitions between the lintel, masonry, window frame, and surrounding façade to minimize opportunities for water infiltration.

Lintel Waterproofing & Corrosion Protection

Following preparation and repair of the lintel areas, waterproofing and protective coatings were applied to the exposed steel and surrounding masonry interfaces. The waterproofing treatment was designed to provide a continuous protective barrier against moisture penetration and help reduce future corrosion and deterioration of the repaired lintel assemblies.

Brick Replacement & Masonry Reconstruction

Areas containing cracked, spalled, loose, or deteriorated brick were selectively removed. Replacement brick units were installed to match the existing façade in size, profile, color, and coursing as closely as practical. New mortar joints were properly tooled and finished to integrate the repairs with the existing masonry. Larger areas of damaged brickwork above and around window openings were reconstructed to restore the façade’s structural integrity and appearance.

Masonry Repointing

Deteriorated mortar joints were selectively raked out and cleaned to remove loose material and provide a sound bonding surface. New compatible mortar was installed and tooled to match the existing joint profile. Repointed areas included localized façade sections and masonry surrounding repaired window openings.

Stucco Restoration

Deteriorated stucco was removed to sound material, including areas where the underlying masonry had become exposed. The substrate was cleaned and prepared before rebuilding the affected areas. Stucco repairs were applied in appropriate layers to restore the required depth, texture, and profile. Repaired surfaces were blended into the existing façade to provide a consistent finished appearance.

Façade Waterproofing & Protective Coating

Following masonry and stucco repairs, the restored façade surfaces were prepared for application of a protective exterior coating. SikaThorocoat®️-400 was utilized as the exterior protective coating system to help improve resistance to water penetration, weather exposure, and moisture-related deterioration. The coating was applied to properly prepared surfaces to provide a durable and uniform protective finish while maintaining the building’s existing architectural appearance.

Fire Escape Restoration

The exterior fire escape system was also addressed as part of the restoration program. Accessible steel components were cleaned and prepared to remove loose paint, surface corrosion, dirt, and deteriorated coating. Areas showing corrosion were properly prepared before receiving a protective anti-corrosion coating system. Sherwin-Williams anti-corrosion paint was applied to the fire escape steel components to provide long-term protection against rust, moisture, and exposure to the elements. The restoration included fire escape platforms, stairs, railings, supports, and other accessible steel components requiring coating and protection.

Exterior Protection & Worksite Safety

Because the work was performed at elevated locations, suspended scaffolding and related access equipment were utilized to provide workers with safe access to the façade. Work areas were protected with tarps and containment materials where necessary to help protect windows, adjacent surfaces, landscaping, and surrounding property during demolition, masonry repair, coating, and restoration operations.

Materials & Restoration Systems

  1. 01SPEC MIX® Masonry Mortar – Utilized for brick replacement, masonry reconstruction, repointing, and related masonry repairs.
  2. 02SikaThorocoat®-400 – Used as a protective exterior coating for restored façade and stucco areas, providing enhanced resistance to water intrusion and weather exposure.
  3. 03Sherwin-Williams Anti-Corrosion Paint – Used on restored fire escape steel components to provide corrosion protection and a durable exterior finish.
  4. 04Matching Replacement Brick – Selected to closely match the existing brick façade in appearance, dimensions, and coursing.
  5. 05Compatible Stucco Repair Materials – Used to rebuild deteriorated stucco areas and blend repaired sections with the existing façade.

Completed Restoration

The completed work restored deteriorated portions of the building envelope, including window lintels, brick masonry, mortar joints, stucco, and façade surfaces. Waterproofing and protective coating applications provide an additional layer of defense against moisture and weather exposure, while the fire escape restoration improved the condition and corrosion protection of the exterior steel components.

The project demonstrates a comprehensive approach to façade rehabilitation—combining masonry restoration, lintel replacement, waterproofing, stucco repair, protective coatings, and fire escape restoration to improve the building’s durability, weather resistance, appearance, and long-term exterior performance.
