Façade Restoration & Waterproofing
This façade restoration project involved comprehensive exterior masonry repairs to address deteriorated brickwork, failed mortar joints, water infiltration, and localized structural deterioration. The work included careful removal of loose and damaged masonry, brick replacement, mortar joint restoration, waterproofing, and restoration of architectural façade details.
Scope of Work Included
- 01Façade Restoration: Removal of deteriorated and unsound masonry, followed by restoration of affected façade areas to improve structural integrity and appearance.
- 02Brick Replacement: Selective removal and replacement of severely deteriorated, cracked, and displaced bricks. New masonry was installed to match the existing brickwork and maintain the building’s original character.
- 03Mortar Joint Restoration: Deteriorated mortar joints were carefully removed and repointed using Spec-Mix masonry mortar for improved durability and weather resistance.
- 04Lintel Replacement & Restoration: Deteriorated window/door lintel areas were opened, repaired or replaced as required, and properly integrated with the surrounding masonry.
- 05Waterproofing: Masonry joints, repaired areas, and vulnerable façade transitions were treated to reduce water penetration and protect the building envelope from future moisture intrusion.
- 06Stucco/Coating Restoration: Damaged façade surfaces were repaired and refinished to provide a uniform, weather-resistant exterior finish.
- 07Parapet & Coping Repairs: Deteriorated masonry and exposed areas at the upper façade were repaired and sealed to help prevent water infiltration.
- 08Fire Escape Restoration: Existing metal fire-escape components were prepared by removing surface corrosion and deteriorated coatings, followed by application of Sherwin-Williams anti-corrosion paint for enhanced protection against rust and weather exposure.
- 09Final Restoration & Cleanup: Repaired surfaces were finished to provide a consistent appearance while maintaining the existing architectural character of the façade.
Materials Used
- 01Spec-Mix masonry mortar for brick replacement, masonry repairs, and repointing.
- 02Sika Thorocoat®-400 for protective exterior coating and waterproofing/weatherproofing of repaired façade surfaces.
- 03Sherwin-Williams anti-corrosion coating for fire escape steel restoration and long-term corrosion protection.
- 04Replacement masonry units/bricks selected to closely match the existing façade.
- 05Compatible sealants and repair materials as required for waterproofing and façade transitions.
Project Result
The completed restoration renewed deteriorated masonry, improved water resistance, restored damaged architectural details, and provided long-term protection for the building façade and fire-escape steelwork.
