Façade Restoration, Waterproofing & Fire Escape Restoration

This project involved comprehensive exterior façade restoration and building-envelope improvements, addressing deteriorated masonry, damaged brickwork, window lintels, stucco surfaces, waterproofing deficiencies, and fire escape components. The work was performed using suspended scaffold access and elevated work platforms to safely reach the building’s upper façades and difficult-to-access areas.

Scope of Work

Façade & Masonry Restoration

  1. 01Performed detailed façade preparation and removal of deteriorated, loose, and unsound masonry and stucco.
  2. 02Removed and replaced deteriorated brick units to restore the integrity and appearance of the exterior wall system.
  3. 03Repaired cracked, spalled, and deteriorated mortar joints through localized masonry restoration and repointing.
  4. 04Reconstructed damaged masonry areas using compatible mortar and restoration materials.
  5. 05Carefully matched replacement brickwork with the existing façade to maintain the building’s architectural appearance.
  6. 06Completed localized façade repairs around windows, wall openings, corners, and other areas exhibiting deterioration.

Window Lintel Replacement & Waterproofing

  1. 01Removed deteriorated and damaged window lintel components where required.
  2. 02Installed replacement steel lintels and properly prepared surrounding masonry for restoration.
  3. 03Performed localized masonry reconstruction above and around window openings following lintel replacement.
  4. 04Applied waterproofing treatments at repaired lintels, window openings, masonry transitions, and other vulnerable façade locations.
  5. 05Sealed repaired areas to help prevent water infiltration and protect the building envelope from future moisture damage.

Stucco Restoration

  1. 01Removed loose and deteriorated stucco from affected façade areas down to sound substrate.
  2. 02Prepared exposed surfaces for new stucco installation.
  3. 03Repaired substrate conditions and restored damaged wall sections.
  4. 04Installed new stucco in localized areas to restore the façade’s protective weather-resistant surface.
  5. 05Applied Sika Thorocoat®-400 protective coating to restored stucco and designated façade surfaces to provide a durable, weather-resistant finish and improve resistance to moisture penetration.

Fire Escape Restoration

  1. 01Performed restoration of existing exterior fire escape components, including surface preparation and treatment of deteriorated metal surfaces.
  2. 02Removed loose coatings, surface corrosion, and deteriorated paint as required.
  3. 03Prepared metal components for protective coating application.
  4. 04Applied Sherwin-Williams anti-corrosion paint system to restored fire escape components to provide corrosion resistance and extend the service life of the steel.
  5. 05Restored the appearance and protective finish of the fire escape while addressing areas affected by weather exposure and surface deterioration.

Materials & Restoration Systems

The project incorporated professional-grade masonry, stucco, waterproofing, and protective coating systems, including:

  1. 01SPEC MIX® mortar for masonry repairs, brick replacement, repointing, and localized reconstruction.
  2. 02Sika Thorocoat®-400 for protective coating and weather-resistant treatment of restored stucco and façade surfaces.
  3. 03Sherwin-Williams anti-corrosion coating system for restoration and protection of fire escape steel components.
  4. 04Replacement brick units selected to provide compatibility with the existing masonry façade.
  5. 05Compatible sealants and waterproofing materials at window openings, lintels, masonry joints, and other vulnerable façade transitions.

Project Result

The completed restoration significantly improved the building’s exterior condition by addressing deteriorated masonry, replacing damaged brick and lintels, restoring stucco surfaces, improving waterproofing, and protecting the existing fire escape structure against continued corrosion. The combination of SPEC MIX®️ masonry materials, Sika Thorocoat®️-400, and Sherwin-Williams anti-corrosion coatings provided a durable restoration system designed to protect the façade from weather exposure while preserving the building’s existing architectural character.
