Concrete Restoration, Waterproofing & Painting
This project involved comprehensive exterior concrete restoration, waterproofing, surface preparation, and painting to restore deteriorated façade areas and improve the building envelope’s long-term durability.
The restoration process included accessing elevated façade areas using suspended scaffolding and rope-access platforms, carefully removing loose, cracked, and delaminated concrete and stucco to expose sound substrate. Deteriorated concrete sections revealed exposed and corroded reinforcement, which were properly prepared before the damaged areas were rebuilt using Sika 123 repair mortar and Spec Mix masonry materials.
Cracked and deteriorated façade sections were repaired through selective demolition, substrate preparation, concrete patching, and reconstruction. Particular attention was given to horizontal bands, structural/concrete elements, corners, parapets, and other areas exhibiting deterioration and water-related damage.
Following the concrete restoration, repaired areas were waterproofed and protected against moisture intrusion. Sika Thorocoat-400 was applied as part of the exterior protective coating system to provide a durable weather-resistant finish and help protect the restored façade from moisture and environmental exposure.
Surface preparation included removal of failing coatings, cleaning, patching, and preparation of the façade to provide a suitable substrate for the new coating system. The façade was then professionally painted, restoring a uniform appearance while providing additional protection against weather exposure and future surface deterioration.
Scope of Work Included:
- 01Concrete and stucco deterioration removal
- 02Selective demolition of loose and delaminated material
- 03Exposure and preparation of deteriorated reinforcement
- 04Concrete and façade patch restoration
- 05Crack and spall repairs
- 06Corner, band, and architectural feature restoration
- 07Waterproofing and moisture protection
- 08Application of Sika 123 repair material
- 09Spec Mix masonry restoration
- 10Application of Sika Thorocoat-400 protective coating
- 11Surface preparation and removal of failing coatings
- 12Exterior painting and color matching
- 13Elevated access using suspended scaffolding/rope-access equipment
- 14Final cleanup and restoration of work areas
The completed work restored the deteriorated façade while providing a durable combination of concrete repair, masonry restoration, waterproofing, protective coating, and exterior painting, significantly improving both the appearance and weather resistance of the building envelope.
Materials Used
- Sika 123 – Used for concrete and façade repair applications, including patching deteriorated and damaged concrete areas.
- Spec Mix – Used for masonry repair and restoration work as required throughout the façade.
- Sika Thorocoat-400 – Used as a protective exterior coating to provide weather resistance and help protect the restored façade from moisture and environmental exposure.
